How much does plastering cost in Yorkshire? (2026 guide)
Honest, up-to-date plastering prices across Yorkshire for 2026 — skimming, full re-plaster, ceilings, rendering and small repairs.
Every week someone asks me the same thing: "Carl, what's it going to cost?" It's a fair question, but it's also one of the hardest to answer over the phone. Plastering prices in Yorkshire vary a lot — the state of the existing walls, whether there's old artex or damp to sort, access, parking, the lot.
Still, you want a rough idea before you ring round, so here's what I'm charging in 2026 across Leeds, Bradford, York, Wakefield, Sheffield and the rest of Yorkshire. These are honest day-to-day numbers — not the lowball figures you see on national price comparison sites that ignore prep work.
Skimming an existing room
If the walls are sound and just want a fresh smooth finish over the top, you're looking at roughly £180–£250 per wall in a normal bedroom, or £450–£700 to skim a small bedroom ceiling and four walls. A bigger living room is usually £700–£1,100 depending on size, height and how many sockets and radiators have to be worked around.
If you've taken wallpaper off and the surface is patchy, expect a bit more for the prep — sometimes a bonding coat before the skim, sometimes a quick repair of any blown plaster.
Full re-plaster (back to brick)
When the old plaster is blown, damp-damaged or just past it, the only proper job is to hack it off back to brick, undercoat, then skim. That's usually £900–£1,400 for a standard bedroom, or £1,400–£2,200 for a living room. Lounge-diners and bigger spaces in older Yorkshire terraces and semis can push higher.
It's more expensive than a skim, but if the underlying plaster is shot you're throwing money away skimming over it — it'll crack and blow within a year or two.
Ceilings
A standard bedroom ceiling skim is around £180–£280. A bigger living room ceiling is £300–£450. If we're overboarding first (e.g. covering old lath-and-plaster or artex), add roughly £150–£250 for the boards and labour.
Repairing a cracked or sagging ceiling depends entirely on what's behind it. I'll always come and look first before quoting on these.
Rendering (external)
Traditional sand-and-cement render on a small extension or gable end is typically £45–£70 per m², all in. Modern silicone or monocouche render systems are dearer at £80–£120 per m² because of the materials, but they're far more forgiving on the weather we get up here and don't need painting every few years.
Small repairs
A single damp patch repair after a leak's been fixed is usually £80–£180 once the plaster has fully dried. Filling a few cracks and a small patch ready for paint is often a half-day job — £150–£220.
I always tell people: don't pay someone to plaster over an active leak. Get the source fixed first, let it dry, then we'll come and finish the wall.
What changes the price?
Three things mostly. One: the state of what's already there. Two: access — a top-floor flat with no parking takes longer than a bungalow with a driveway. Three: how fussy the finish needs to be. A landlord refurb gets a solid, paint-ready finish; a high-end refurb in Harrogate or Ilkley gets the extra hour of polishing that makes the difference.
