Damp Patch Repairs
Damp patches are one of the jobs we're called out to most. The plastering bit is straightforward — but it only lasts if the cause is sorted first. We treat the affected area, hack off any blown plaster, and re-skim so the finish properly lasts.
When you might need damp patch repairs
- A leak has been fixed and you need the wall making good.
- Plaster is bubbling, flaking or coming away from the wall.
- Dark patches keep returning even after painting over them.
- Salts coming through from old damp damage need sealing in.
How Parkinson Plastering helps
- We'll honestly tell you if the damp is plastering work — or a leak that needs a roofer or plumber first.
- Damaged plaster taken back to a sound surface, not just covered over.
- Proper drying time before we skim — so the repair lasts.
- Tidy work with dust sheets and a full clean-up.
A note from Carl: If we think the underlying cause hasn't been fixed, we'll say so. There's no point re-plastering over an active leak — it'll just blow again.

How much does damp patch repairs cost in Yorkshire?
Damp repairs are almost always priced on the size of the damaged area rather than the room itself — the trick is only replacing what's actually blown, then feathering the new plaster in cleanly. Here are honest 2026 Yorkshire ranges for the damp patch jobs I quote most.
| Job | Typical range | Notes |
|---|---|---|
| Small patch (up to 1m²) | £100 – £180 | e.g. below a window or radiator |
| Medium patch after a fixed leak | £180 – £320 | Around chimney breast, ceiling corner or bay |
| Full chimney breast re-plaster | £400 – £700 | Hack off, salt-block, undercoat and skim |
| Whole wall hack-off and re-skim | £500 – £900 | Where damage has spread across the wall |

What affects the price
- How much plaster has actually blown — we only take off what's failed, not the whole wall for the sake of it.
- Whether the underlying cause has been sorted yet — we won't skim over an active leak (it'll blow again within weeks).
- How wet the wall still is — sometimes it needs another week or two to dry before we can even start.
- Whether a salt-blocking or waterproof undercoat is needed to stop old damp salts crystallising through the finish.
- How well the patch has to blend into surrounding plaster — a small feathered repair in a bedroom is quicker than a large patch on a smooth living-room wall where every edge shows.
- Removal of skirtings, radiators or fitted furniture that's covering the damaged area.
What's involved
- Free damp diagnosis first — I'll look at the patch, tap the surrounding plaster, and tell you honestly whether it's a plastering job or something a plumber/roofer needs to fix first.
- Moisture check with a meter, and if the wall is still wet we'll agree a date to come back when it's ready.
- Hack off all blown, soft or contaminated plaster back to sound brick or block, cut cleanly around the damage.
- Salt-blocker or bonding undercoat applied where needed to isolate old damp salts and give the new plaster a proper key.
- Two coats of finish plaster on, feathered into the surrounding wall so once painted the repair disappears.
- Full clean-up, and honest advice on when it's safe to paint over the repair without trapping moisture.
How long does it take?
A small patch is normally a half-day on site. A full chimney breast or larger area is a day. The bigger factor is drying: fresh damp-patch plaster wants 5–10 days before painting, and the first coat of paint should be a watered-down mist coat — proper emulsion straight onto damp new plaster will peel.
