Skimming is the most common job I get called out for. Someone's pulled the wallpaper off, or the walls are tired and patchy, and they want a smooth, paint-ready finish over the top. The good news is it's usually a lot cheaper than a full re-plaster — as long as what's underneath is sound.

How much does it cost to skim a wall?

For a standard bedroom-sized wall in reasonable condition, expect roughly £180–£250 per wall. That's arrive, dust sheet up, PVA, two coats of finish, polish, clean up.

A single chimney breast or feature wall is usually £180–£230. A long living-room wall with a bay window, radiator and multiple sockets is more like £250–£320 because of the cutting-in.

How much does it cost to skim a room?

Rough 2026 ranges for skimming a full room (four walls plus ceiling, walls in sound condition):

Small bedroom or box room: £450–£650.

Standard double bedroom: £600–£850.

Living room / lounge: £800–£1,200 depending on size, height and how many features to cut around.

Large lounge-diner or knock-through: £1,200–£1,800.

Hallway, stairs and landing: £700–£1,300 — the stairwell always takes longer than people expect because of access.

How much does it cost to skim a whole house?

Skimming a whole house top to bottom, assuming the existing plaster is sound:

2-bed terrace: £2,200–£3,500.

3-bed semi: £3,000–£4,500.

3–4 bed detached: £4,000–£6,000+.

Skim vs full re-plaster — which do I need?

A skim is only worth doing if the plaster underneath is solid. Tap the wall with your knuckles — a dull thud is fine, a hollow drumming sound usually means the plaster has blown and needs hacking off.

For a full re-plaster (back to brick, undercoat, then skim) you're looking at roughly £900–£1,400 for a standard bedroom and £1,400–£2,200 for a living room. It's more money, but skimming over blown plaster is throwing money away — it'll crack and come off within a year or two.

When I come out to quote, I'll always tell you honestly which one your walls actually need. Most rooms are fine for a skim; some aren't.

What affects the cost?

The state of the existing surface. Clean, sound plaster is quick. Patchy walls with old adhesive, paper residue or blown areas need extra prep and sometimes a bonding coat first.

Ceiling height. Standard 2.4m ceilings are normal pricing. Older Yorkshire properties with 2.7m+ ceilings take longer and often need trestles.

Features to work around. Sockets, switches, radiators, coving, picture rails and bay windows all add cutting-in time.

Access and parking. A ground-floor flat with a driveway is quicker than a top-floor terrace with no parking and materials to carry up two flights.

Finish level. A landlord refurb gets a solid, paint-ready finish. A high-end job in Harrogate or Ilkley gets the extra polishing time that shows under low, angled light.

How long before I can decorate?

Fresh skim needs to go from wet grey to a fully even pale pink before you paint it — usually 5–7 days in a normally heated room, longer in winter or a cold empty property. Don't rush it: paint over damp plaster and it'll flake off in patches.

First coat should always be a mist coat (watered-down matt emulsion, roughly 70% paint / 30% water) so it soaks in and bonds. Two proper topcoats after that.
